Land Price in Assin Foso, Central Region (Ghana) 2025

With GHS12,000 or above, you can get a full plot of land in Assin Foso. In this post, I will give you the critical details regarding the price of land in Assin Foso (Assin Fosu) and how to go about purchasing a parcel of land that you can call your own in the Central Region of Ghana.
Bear in mind that the cost of a particular plot of land in Assin Foso and other parts of Ghana depends on several factors. Therefore, it is possible to buy different plots of land in Assin Foso and its environs at vastly different prices.
Let’s look at a few factors that determine the price of land in many parts of Ghana – Assin Foso included.
Size of a Plot of Land in Assin Foso
The last time I checked, the standard dimensions of a plot of land in Assin Foso was 80ft by 80ft. So, this is what we will be working with in this post.
You only have to do the mathematics if it is a 40ft by 80ft (half plot) or 80ft by 160ft (two plots) land size that you want.

Purpose of the Land
There is land to purchase in Assin Fosu for different uses. For instance, we have virgin farmlands that are quite a distance from the main town on the one hand, and ready to develop residential properties on the other.
Generally, land to be used for farming tends to cost less in Foso than the same size to be used for residential or commercial purposes.
Method of Purchase – Agents or No Agents
Where one or more middlemen are involved, expect the price of your land to rise above the normal market prices.
Each agent (or whatever) that comes between you, the buyer, and the actual seller must get their cut. And you will be the one to bear that extra cost, knowingly or unknowingly.
This is why some real estate buyers and even vendors shun the company of agents or realtors as much as they can. But there are times when either of you will be better off dealing with at least one middleman.

Prime Locations
Just like every other city or town in Ghana, Assin Foso has its own exclusive residential areas. This is where you may find people of different categories belonging to the higher classes of society.
Land prices tend to be extremely high in such areas because richer individuals and families are willing to offer any amount to acquire a property there.
You shouldn’t be surprised if the seller asks for as high as GHS50000 or even more.
Adjoining Communities
The price of land in nearby smaller towns and villages around Assin Foso is relatively low. However, on a recent visit, I realized that prices in places like Assin Juaso and Dahom on the Foso to Kumasi highway are going up rapidly.
For example, a plot of land that cost GHS3,000 in 2022 is now going for GHS15,000.
Level of Development
This post’s primary focus is on undeveloped plots of land that lie far from the centre of Assin Foso township or in new fast-developing residential areas around the town.
I’m referring to the kind of land that the seller and surveyors will take you into the bush after walking past other freshly bought parcels of land with a trip of sand and a few blocks scattered here and there.
The price of this type of land in Assin Foso starts from GHS12000 upwards as of February 2025.
On the other hand, in those parts of Assin Foso where essential utilities are already available and very close to the property, prices tend to be higher.
The same applies if the seller is reselling land that they purchased and have developed to a certain level. Where you have facilities such as pipe-borne water and ECG electricity service connection on the property, the price will naturally be high.
Again, a walled property with one or more completed or uncompleted buildings at various levels should attract a higher price.
